Support and care services

If ever you need extra support or care, the experienced team at Prospect Hill Camberwell can arrange everything for you. Both our Village Manager and Lifestyle and Activities Coordinator are knowledgeable about the services and providers on offer and can discuss your personal requirements with you. Whether you need extra domestic support in your apartment or require home care or personal support, our managers will help you understand the options available. They will help facilitate that support for you also, so that you don’t need to worry about organising anything. Additionally, they understand the process of applying for home care packages and what you may be eligible for. Our aim is to help you to remain independent and enjoy life, while receiving the support that’s right for you.

24 Hour Staff

Prospect Hill is unique among retirement communities in that our full-time manager lives on site. Knowing that our experienced, friendly manager lives within the community offers an extra layer of comfort and security. Should you make an emergency call from your apartment, the Prospect Hill manager will answer it and then direct it to the appropriate service. For your day to day needs, you only need ask and we’ll do everything we can to help.

In-house dining

Our qualified chefs have many years in the restaurant industry and create fresh, seasonal meals daily in our commercial kitchen. In the Prospect Hill dining room, expect a restaurant experience that caters to every taste. Every meal is designed to be of the highest quality, yet fantastic value. What’s more, if you’d like a meal delivered to your apartment, we can do so at no extra cost – the best kind of meal delivery service!

Wellness and activities

Prospect Hill supports residents in being as active as they can, so they can continue to live independently and enjoy life to the full. Every month, our full time Lifestyle and Activities Coordinator creates a new program of activities, including Tai-Chi classes, walking groups, gentle exercises and regular outings. Mental fitness is important too and our coordinator organises book club, games, movie afternoons, ‘laugh and craft’ sessions and the seniors’ life program. Plus, Friday night Happy Hour is a chance to get together with like-minded others.

Make the most of Prospect Hill’s visiting physiotherapist and podiatrist, available for appointments on a weekly basis. There is an in-house hair salon too, where residents can go for a cut, shampoo or blow-dry by appointment.

What is Prospect Hill Camberwell?

Should I require emergency assistance, what is available?

Our community is staffed 24 hours a day, 7 days a week. Should you require emergency assistance, there are emergency call buttons positioned in every apartment and within the shared spaces. Assistance is close at hand, all our on-site staff who have first aid training and will always be there to help you.

What activities will be available?

With an expansive ground floor communal area, there is always something to do at Prospect Hill. Some activities, which are run by our full time Lifestyle Co-ordinator include:

• Weekly ‘Laugh and Craft’ sessions
• Friday Happy Hour
• Day trips throughout the year
• Various trips in conjunction with local organisations.

Are meals available at Prospect Hill?

Yes. Experienced, restaurant industry trained chefs prepare a weekly changing, seasonal lunch and dinner menu, with consideration to any dietary requirements. Meals are freshly prepared onsite in our commercial kitchen. We also offer a weekend menu that you can enjoy in your apartment.

Am I able to invite guests to the dining room?

Absolutely. We encourage you to ask family and friends. Should you have a special occasion, we are happy to create a space for you to hold your function, along with a menu designed for you in conjunction with our chefs. Our dining room has communal tables, but should you wish to have a private table with family or friends, we can certainly accommodate.

Can meals be delivered to my apartment?

Yes of course. We are happy to deliver your order to your apartment should you prefer not to eat in the dining room. These are delivered free of charge.

Do I own my apartment?

At Prospect Hill, we give our residents a choice of ownership through title or loan license. The most common form of retirement living occupancy in Australia is a long-term lease, also known as a loan license structure. Most lawyers are familiar with this type of agreement and will be able to advise you accordingly. There’s also the significant benefit of no stamp duty being payable on your new home, which will save you up to 5.5% of the purchase price of your preferred apartment. The Victorian Retirement Villages Act (1986) ensures your rights are protected.At Prospect Hill, a number of units are available under this structure. Alongside this, we also appreciate that some buyers prefer to own their property title in a traditional sense. Therefore, when applicable, we offer our residents a choice of either loan license or title purchase.

For those who opt for loan license in order to benefit from the stamp duty savings, we will provide a free option to convert their loan license contract to title ownership at any time.

Is the building safe and secure?

Yes. Prospect Hill is fitted with many security features, including CCTV cameras operating internally and externally throughout the building. Residents will feel extra secure with staff members on site 24 hours a day, 7 days a week. All residents are provided with a security fob for parking and building access, and each apartment is fitted with an intercom camera to admit guests. Should you wish to take a holiday, you can lock up and leave with the knowledge that your apartment is secure.

Which apartments are available?

We offer a choice of residences. There are previously owned apartments, housed within the main building and close to the community facilities. Generally, there is a waiting list for these apartments. What is involved with purchasing my apartment?

Legal documentation
It is important that you seek professional advice to obtain a full and proper understanding of the documentation. They two key agreements that will be executed are:
1. Contract of Sale – Title
This is a standard Contract of Sale between the vendor and you as the purchaser. It is a similar form to a standard property contract, which you would sign for the purchase of any freehold property.
2. Loan Agreement – Loan License
For loan licence agreements, this is a standard document between you and Prospect Hill which set out the terms and structure of the license agreement.
3. Management Agreement
This is an agreement that you sign with Prospect Hill Management Services, which contains points of mutual rights and obligations.

Deferred Management Fees

A deferred management fee structure allows you to enjoy the wonderful communal facilities and specialised services at Prospect Hill without having to worry about your cash flow. This is possible through the Deferred Management Fee system, which in effect is a ‘use now – pay later’ arrangement. For resale apartments in the existing building, the Deferred Management Fee at Prospect Hill is calculated at a rate of 3% per annum for each year (or part thereof) of occupancy, to a maximum of 10 years. For the Masonic Apartments, the calculation is made on a 2% per annum basis. The fee is calculated on the re-sale price of your apartment and is only payable when you receive the settlement proceeds from the sale of your apartment. The balance of any capital gain is paid to you, as owner of your apartment.

Weekly Service Fee (incorporating Owners Corporation)

Like any apartment building, the owners’ corporation fees go towards general building insurance, maintenance, cleaning and upkeep. This ensures the standard and quality of facilities are kept in the highest order. In addition, all staff, general activity and communal facility costs are met by the weekly service fee. As with all goods and services, these costs do increase year on year, however for peace of mind, we guarantee that the fee WILL NEVER GO UP. The Zig Inge Family has made a commitment that the Weekly Service Fee will be fixed from the date you move in and will not increase while you live at Prospect Hill.

What public transport is nearby?

So many choices! We are perfectly located to access public transport. Camberwell Station is a hundred metres away, there is a bus stop outside the community and trams are just down the road. Living at Prospect Hill Village, many residents find they do not need to drive as often as they’re able to walk to most places.

What medical services are nearby?

Camberwell has an abundance of medical services in proximity, including doctors, dentists and allied health practitioners. One of Camberwell’s leading medical practices is right across the road.

Where can I do my day-to-day shopping?

The shops couldn’t be closer. Woolworths is right next door and there is an Aldi supermarket a little further on. The Camberwell Market is a 350m walk away, and there are a vast range of other shops close by. For entertainment you can’t go past the iconic Rivoli Cinema on Camberwell Road.

Can I have overnight visitors?

Yes, you are welcome to have visitors to stay. For security reasons, we ask residents to let our Manager know when you have guests, particularly for stays of more than a week.

Is there any on-site car parking and storage available?

Yes. Every apartment is allocated at least one car space in one of two secure underground car parks. For the main building, car park entry is off Prospect Hill Road. For the Masonic apartments, car park entry is off Station Street. For less used items that require storage, you can use your enclosed, individual storeroom.

Is visitor parking available?

Yes, we have several visitor parking spots onsite, with ample public car parking available in Station Street Camberwell and adjacent local streets.

Will Foxtel and internet services be available?

Yes – all apartments are equipped with capacity for TV, Foxtel access and internet connection. Free Wi-Fi is available in the shared spaces.

Where is the mail delivered?

For the main building, mail is delivered to individual mailboxes on the ground floor. The Masonic apartments have private mailboxes on Station Street. Should you be expecting a delivery, we are happy to hold this on your behalf.

What about my newspaper?

We can deliver ordered newspapers to your apartment. Alternatively, you’re welcome to read newspapers available in the shared spaces.

What about my garbage?

General garbage will be collected each Tuesday and Friday from outside your door, and recyclable items each Wednesday.

What happens if something is not working in my apartment?

Speak to our Manager who will book a time for our Maintenance Supervisor to assist, before contacting a service provider.

What are the staffing arrangements?

The Inge Family oversees the management at Prospect Hill. Our community is staffed 24 hours a day, 7 days a week by our live-in manager, along with relief staff on weekends and holidays. This provides real peace of mind, knowing that there are appropriately trained people always on-site should you need assistance. Other regular staff members include our Maintenance Supervisor, our Lifestyle and Activities Co-ordinator and our Head Chef.

Do I have a say in the running of Prospect Hill?

Very much so. We have a Residents’ Committee that meets regularly to discuss matters relating to life at Prospect Hill. Most day-to-day concerns are addressed by our resident Manager, Ann Ponton, who has been at Prospect for more than 10 years. Being family managed, residents will often see our Operations Manager, Penny Inge, who is always happy to have a chat with residents, along with visits from our Managing Director, Peter Inge. In the unlikely event of an issue arising, concerns can be raised directly with management or through avenues available via the Retirement Villages Act.
